How do I rent an apartment from WNY APTS ONLINE?
To rent an apartment from WNY APTS ONLINE four things are required:
1) A completed and signed application with all addresses (including zip codes) and phones numbers (with area codes) provided. Click here to fill out the online APPLICATION FORM.
2) A signed property checklist. Each WNY APTS ONLINE has a property checklist. The purpose of the checklist is to clarify in simple terms what is included in the rent and what a renter can expect from WNY APTS ONLINE. Property checklists have proven to define and eliminate possible misunderstandings. They should be read carefully.
3) A security deposit equal to one months rent. The application fee is $ 100 and will be deducted from the security deposit when your application is approved. An extra $10 will be charged for each additional credit check required.

4) Signed and initialed Lead Based Paint form. Federal law requires renters to sign this form in order to rent any apartment built before 1978.

Can I control my own heat?
To keep rent affordable, the following complexes have centrally controlled heat: Amherst Courtyard, Anthony Avenue, Fath Drive, Garden Glenn, Westmill Court, and Williamsville Village.
Heat is set at 72° daily. There is a night setback to 65° from 11:00 PM to 6:00 AM.
Does WNY APTS ONLINE require renters insurance?
While renters insurance is not required, it is highly recommended. Residents' personal belongings are not protected under WNY APTS ONLINE’S insurance coverage in any way.
Is there snow removal?
Absolutely, all properties are plowed and shoveled on a regular basis during the winter season. While, in most instances, snow is removed by the time our residents have to leave for work in the morning, exceptions can arise in instances of significant snowfall.
How quickly are service orders addressed?
If a service order is called in during normal business hours (M-F 8:30-4:30) and the resident has given us permission to enter their apartment, then it typically can be addressed within 24 hours. Non-emergency calls received over the weekend will be handled the following Monday. Residents who wish to be home when work is completed must call to schedule an appointment with WNY APTS ONLINE. Due to the unpredictable nature of maintenance issues residents can only schedule an appointment for the morning (8:30-12:00) or afternoon (12:00-4:30). Will WNY APTS ONLINE request to show my apartment?
Only under exceptional circumstances is this ever requested. WNY APTS ONLINE respects your right to privacy and will not be calling to schedule viewings in your apartment.
Does WNY APTS ONLINE rent furnished corporate apartments?
Yes. WNY APTS ONLINE can usually have apartments furnished at any of its locations with a minimum 3-month lease. What happens if there is an emergency in my apartment after regular business hours?
WNY APTS ONLINE defines emergencies as instances where a resident has lost power, heat, water or there is flooding in the apartment. WNY APTS ONLINE has maintenance staff on call to address these issues 24 hours a day, every day of the year. Residents are given the Emergency Service Line phone number when they move in.
